Ensure a successful roof replacement by asking these 20 crucial questions.
1. Are you licensed and insured? Ask for proof of both general liability and workers' compensation insurance (some states don't require licensing or worker's comp but quality firms will have both of these in addition to GL).
2. How long have you been in business in this area? Look for a company with an established local presence.
3. Look at their Google/Facebook/Yelp reviews. A company with 100+ reviews versus one with only 5-10 will establish longevity and average rating as well as the review content should give you an idea of what to expect.
4. Check for Better Business Bureau complaints or if they are certified/registered with the BBB.
5. Can you provide local references for recent projects similar to mine? Follow up with those references and ask them about the company's communication, adherence to appointment schedule, quality of workmanship, post-install cleanup, and anything else you're concerned about.
6. What is your workmanship warranty? Most reputable contractors offer warranties on their work.
7. Are you certified by shingle manufacturers? Atlas, CertainTeed, GAF, IKO, Malarkey, Owens Corning, and TAMKO have certification programs. This indicates a higher level of training and expertise.
8. How will you protect my property during the roof replacement? Ask about their procedures for protecting landscaping, windows, etc. Better roofing contractors will use the Catch-All and the Shrub Shield to protect your property.
9. What is your cleanup process during and after the job? Ensure they have a through cleanup plan and that a final walk-through with you is part of that plan prior to giving them payment.
10. Do you use ice and water shield? This is an important waterproofing membrane.
11. Will you install drip edge? This helps direct water away from fascia and into gutters.
12. What roofing materials do you recommend and why? Ask about the pros and cons of different options.
13. Will you obtain all necessary permits and ensure the work meets local building codes? Be sure to ask if permitting costs are included in the price of the roof.
14. Will you manage my HOA approval process? If you live in an HOA managed community with deed restrictions, you may need approval on the shingle color and material type.
15. Can you provide a detailed written estimate, including labor, materials, and potential additional costs? Ideally, you should have a detailed written contract signed by both parties.
16. What is your payment schedule? Be wary of large upfront payments.
17. Will you help me manage the insurance claim process? Better roofing companies will meet the adjuster for their inspection to help protect your rights as the homeowner and will help follow up with the insurance company. They may also lobby on your behalf to get elements of the replacement covered that were not included in the initial approved claim. They should file a certificate of completion with the insurance company to complete the claims process.
18. Who will be supervising the project on-site? Ask about the project manager's experience.
19. How do you handle unexpected issues or additional repairs that may be needed? Also, ask about follow-up inspections down the road. Better roofing companies will provide a free courtesy 1-year or 2-year inspection to look for any warranty repairs that need action on their part.
20. Does the shingle manufacturer being proposed by the roofing company offer any additional or extended warranty for a fee? For only a few hundred dollars more, you may be able to register a warranty with the manufacturer, and the roofer will help you with this.
